About Property

Set in peace and tranquility amidst the wild and unspoiled Cretan landscape, this luxury villa offers 380 sqm of spacious, elegant accommodation with spectacular panoramic views of West Crete. Built to absolutely the highest standards, it boasts a huge 60 sqm pool and 2500 sqm of well-maintained Mediterranean gardens.

Presently used as both a permanent home as well as a thriving bed and breakfast, this amazing villa offers excellent potential for year-round enjoyment and relaxation. Thanks to its elevation (at nearly 400 m above the Mediterranean), the summers are cooler and the air more refreshing than Crete's often crowded beaches. And with our mostly mild and pleasant winters, the clear views to the snow-covered peaks of the White Mountains and Crete's highest peak, Psiloritis, are amazing. The villa could serve as the perfect getaway retreat from the pressures of your own life at home, or as an easily managed bed and breakfast or conference facility or wellness spa for others to escape to this peaceful and tranquil site as well.

Crete, Greece's largest and most southerly island, offers a startling juxtaposition of high mountains and vivid blue seas. The majestic peaks soar up to over 2500 m, split by deep narrow gorges. The mountain tops are blisteringly white in the Mediterranean summer sun and covered with a pure-white mantle of snow during our winter. And of course there are so many wonderful beaches, lapped by sparkling clear turquoise blue seas.
The fertile and green region of the Apokoronas, east of the city of Chania, stretches from the foothills of the White Mountains to the Mediterranean sea. Up in the foothills the views are spectacular, the air is clear, and the spirit is released! On the upper slopes are regimented rows of olive trees, their leaves sparkling grey in the breezes; whilst down on the plains groves of orange orchards scent the air.
Over 5000 years of history await you - from the incredibly designed Minoan palaces, Myceanean Greek fortified towns, whilst beautifully preserved Roman aqueducts and mosaics are close by. In Chania and Rethymnon, both about 40 minutes drive, there are plenty of examples of elegant Venetian architecture and mighty fortress walls constructed in golden yellow sandstone, while the Turkish fountains and mosques add an exotic eastern atmosphere.
This property was selected to provide the best of everything that Crete has to offer ... easy access to the nearby beaches at Kalives, Almerida, and Georgioupols, a pleasant retreat away from the tourist traffic, simply spectacular views both to the sea as well as the mountains and the green Cretan countryside, and a wealth of opportunity to explore traditional as well as wild Crete right at your doorstep.

Watch the sun rise over the Mediterranean sea from your bed. Laze out on the roof terrace under a parasol, or go for a swim in the inviting 12 x 5 meter pool. There are extensive Mediterranean gardens for you to wander in, its a great place to step back and take a different perspective. Go for gentle walks in the orange groves or bracing hikes into the mountains, rearing up over 2000 m just behind you. Potter through dusty mountain villages where time seems to stand still. Stroll around the picturesque Venetian harbour in Chania. Or imagine life in Minoan times at ancient Aptera, while sitting amongst the great stone blocks of an ancient temple site.
This luxurious villa of 380 sqm is set in the embrace of the White Mountains, with spectacular panoramic views of West Crete.  One of a kind, with commanding presence atop a foothill of the White Mountains, this villa is unique. Set amidst extensive professionally landscaped gardens, it is built to an exacting standard with pride by a renowned local builder with the best modern materials and the latest techniques. Luxuriously finished with quality fittings the elegance and spaciousness of the interior, complements its exquisite secluded setting and unsurpassed views.
Although away from it all, and very much off the beaten track, the villa is a few minutes walk from a renowned taverna, and only 7 km from the nearest shops, and 25 minutes from beaches and the coast. In 40 minutes you can be sitting out around the iconic harbour in Chania or exploring the Venetian Fortezza in Rethymnon. The Chania airport is less than one hour away.
There is a vibrant local cultural scene in Chania, with bars and restaurants open all year round, a thriving jazz scene and local festivals of Cretan traditional music and dance. A wide range of shops and supermarkets offer all modern amenities, whilst local farmers markets sell a wide range of tempting fresh local produce.
Within the Apokoronas is an expat community which has created an economy that provides all the necessary services and products that you might wish for. There is a thriving arts group which offers talks, music, drama and film productions.  All of this is close enough to enjoy, but far enough away that you have the choice to keep at a distance if you wish.
The villa's design concept visible was taken from the Minoan palaces of 4000 years ago: "inside out, and outside in." Like them, this enables you to see the wonderful views from inside, say from your bedside, or sitting at the dining table, or to eat and drink on the many terraces and balcony outside right in the midst of the stunning scenery or under the stars. There are terraces facing each of the compass points so you can always find sunshine, shade or shelter, and there are wall mounted heaters for cool winter evenings.
In the summer time, the villa's hilltop location allows the mountain breezes to keep it cool, but there is air conditioning throughout, just in case!
Outside is the huge 60 sqm pool, extensive terraces for sunbathing, shady hidden spots for contemplation and relaxation, and gardens to stroll in, bounded on two sides by virtually perpendicular gorges. The 2500 sqm plot covers much of the top of the hill and is bounded on two sides by gorges, with sheer drops of over one hundred metres down to the famous Byzantine church of Agios Nikolaos with its renowned frescos. On the other side of the gorge is the cave church of Agia Mama carved out of the rocks above.

The accommodation is on three levels, connected by an external staircase.
The main floor is over 154 sqm, with a massive living area. A sitting area with fireplace, large south facing balcony with views over the Apokoronas, and equipped with a home theatre installation. A further sitting area with magnificent views to the mountains, and an adjoining library with space for 1000 books. A charming spacious dining area enclosed by four wide stone arches, with views of the mountains and the gardens. An enormous kitchen with central aisle and all facilities is linked to a fully equipped utility room (washer and dryer), and step-free access to the parking area and driveway.
Glazed arched doors lead to a south terrace with stunning views of the Apokoronas region stretching all the way to the 2456 m peak of Mt Psiloritis, flanked by the entire range of the White Mountains. On the west is an intimate square bounded by the well-preserved walls of an old stone village house and with concealed fountain.
The grand arched door entrance leads to the staircase with delightful mosaic tiled fountain. The well-lit and and cool 20 sqm reception room opens out with concertina doors onto the upper pool terrace. Also on this level is a pleasantly spacious 76 sqm self-contained one bedroom apartment with ensuite bathroom, fully equipped kitchen and charming shady north patio. This is presently used as the owner's summer apartment.
On the rooftop is another fully self contained apartment of 57 sqm with two rooms, each with an ensuite shower room, a bedroom, and a living room with modern design wood burning somba. An archway gives access to a charming kitchen. The huge roof terrace has spectacular and uninterrupted views in all directions, and there is a further west facing covered terrace off the kitchen.
There is a large garage and extensive storage rooms around the house including a rooftop store.
There is building permission for a further separate 200 sqm construction, and of course the picturesque ruin which could be developed into further characterful accommodation.

The current owners freely admit that they are not operating the bed and breakfast solely for the income. They came to live permanently in Crete via their own unique odyssey and found that they could help “spread the word” by running a very high-quality business but with a low stress level. After all, low-stress is the key to living, and to enjoying life, in Crete. With perhaps a bit more focused advertising and taking advantage of the extended length of the tourist season in Crete, the return-on-investment could be quite reasonable. That of course must be balanced by the ROI that Crete proffers just by living here! Crete is worlds away from the resorts in Portugal and Spain, primarily in the quality of life, not only for the guests to experience, but more significantly, for the owners themselves.
The selling price is exclusive of property transfer tax, legal expenses and agency fees.
