This beautifully renovated five-plus bedroom Cretan stone villa on a plot of approximately 1,200 sqm is situated on the edge of the quiet hillside village of Provarma, just a short walk or three-minute drive from the shaded riverside village of Stylos. The home has about 200 sqm of living space on three levels and many shaded outside areas to enjoy Crete's year-round favourable climate. It is just a 10 minute drive from the popular year-round village Kalives with its fine beaches and wide range of amenities and an easy 25 minute drive to Chania.

 
Located on the edge of the small Cretan hillside village of Provarma, this traditional stone home was built in the 1920s and has been fully renovated to a high standard by its current owners. They bought the property as a ruin with just the stone walls remaining, and it has been totally rebuilt to modern standards, with the latest electrics, heating/water system and air-conditioning. It offers the convenience of a modern villa but with the charm of an old Cretan stone home. One of the most striking features of the home is the combination of stone and wood throughout the interior giving the home a very warm and welcoming atmosphere.
 
The home comprises three floors of living space with five double bedroom areas (two of them on the mezzanine level), three shower rooms (one of them in the garden), several outbuildings, a covered yoga deck, large front and rear gardens and off-street parking. Main Home

 
The entry level comprises a spacious and fully-equipped kitchen and a large lounge and dining area. French doors lead to the open terrace overlooking the front garden and the rear covered terrace facing the rear garden. Metal staircases with wood treads lead up to the mezzanine level and down to the lower level. There is one bedroom on the entry level (Bedroom 3 on the floor plans) accessed by French doors from the rear terrace. 
 
There are a further two double bedrooms on the lower level (Bedrooms 1 and 2 on the floor plans) and two shower rooms.
 
The mezzanine level comprises two large bedroom areas (Bedrooms 4 and 5 on the floor plans) joined by a central bridge walkway. Each of these bedrooms is large enough to house four single beds. The house can sleep up to 12 people.
 
 

Large garden

 
The villa is situated on a large and very private plot with easily-maintained gardens in the front and rear plus several outbuildings. In the rear garden there is a large stone storage building/annex with a roof terrace above, plus a large covered deck which has been used for yoga practise by the current owners. There is also an outside shower room with a Turkish-style toilet and washbasin, plus a stone building on the rear of the house which has the boiler inside and room for tools. In addition there is a covered outside living space which the owners use as an outside seating area.
 
The garden also has established and productive olive trees, a lemon tree, an orange tree, a carob tree and several mulberry trees to provide shade in the summer, as well as a variety of other shrubs and vines. There is plenty of space for a pool in the rear garden should the new owners desire. The current owners have left the surrounding land as a wild garden but this could be landscaped and planted as desired by a new owner.
 

History of the renovation

 
The current owners bought the house as an empty shell, with just the solid stone walls still standing, following a fire 20 years ago. They have restored it using both traditional and modern materials, with wooden floors plus wooden double-glazed windows with shutters. The original corner stones and wall stones have also been exposed.
 
All the water and electrical systems in the house are brand new. There is also hard wiring to add flexibility to the wi-fi internet system, with connection sockets for a laptop/device in the rear garden.
 
The house has air-conditioning throughout and heating in the winter is via an oil-fired boiler and radiators. This boiler also provides instantaneous hot water. The solar panel provides hot water for most of the year and it has an electrical heating element for use on our infrequent cloudy days. 
 

Location

 
The shaded traditional village of Stylos is about 10 minutes’ walk from the home. Stylos has an excellent selection of tavernas and kafenions plus two mini-markets. The village park is shaded and cool and used by the village families as a picnic area. The house is in the foothills of the White Mountains and there are plenty of places to walk and explore plus the area is popular with cyclists. There is easy access to the National Road leading to Chania and Rethymnon via Nio Chorio/Armeni as well as via Aptera/Megala Chorafia. 
 
The village of Nio Chorio is just a few minutes drive and offers two well-stocked mini-markets, several kafenions and tavernas and a pharmacy. The next village is Armeni with arguably the best butcher and cheese shop in the area, plus two excellent tavernas and kafenions and two mini-markets. From Armeni, it is just a further five minute drive to Kalives. The summer holiday village of Almerida is nearby and the charming Venetian port city of Chania is just a 30 minute drive from the home with the airport being a further 10 to 15 minutes.
