Built approximately 70 years ago by a local builder for his family, this truly unique Cretan farmhouse sits on the outskirts of the lovely working village of Fres in the foothills of the White Mountains. The beautiful sandstone home has 158 sqm of floor space and 2,894 sqm of landscaped grounds. This delightful property offers further scope to extend and with an additional building allowance of 100 sqm, has the option of further building and of course there is plenty of space for a swimming pool or spa. Telephone and internet are connected at the property and provided by OTE.
The home has been sympathetically updated by the current owners retaining the original single floor layout, with high ceilings giving a feeling of space. This could easily be adapted to include a further floor increasing the size of the house considerably. The property is accessed via the public road which leads only to the property itself ensuring complete seclusion. Completely bordered by dry stone walls the farmhouse is imposing and yet welcoming.
Ancient vines cover the two courtyard areas providing a haven of shade in the hot summer months. A variety of fruit, nut and ornamental trees surround the property creating additional shade and structure to the garden which has been thoughtfully recreated whilst retaining the integrity of an ancient well, original threshing circle and a wine press.
This lovely home will appeal to those looking to experience the true flavour of Crete, who enjoy seclusion, have a genuine love of the countryside and the flora and fauna of the island and have an appreciation of the beauty the island offers.
The home is built on bedrock (as can be seen in several of the photos) and having been built by a master stone craftsman, the natural insulation properties of the thick stone walls is evident in the very low costs for heating and cooling. Winter heating is provided by a thermally-efficient closed fireplace in the sitting room. Underfloor heating and cooling have been installed (zoned in three areas giving precise control) and is welcome in the the coldest of winters.
The farmhouse is approached at the end of the lane, through wrought iron gates giving a view of the front enclosed courtyard planted with climbers and a variety of urns and pots. To the right are double opening doors to the main courtyard and ahead is the 3 metre high double opening hardwood front door.
- Dining Room (4.50m x 4.00m)
The entrance / dining hall is impressive, with exposed stone walls and the original wood oven. The walls are five metres high to the exposed cypress ceiling giving a feeling of space.
- Kitchen (4.88m x 3.40m)
To the right two steps lead down into a large farmhouse kitchen with stone worktops and sink and a range of handmade kitchen units and floor to ceiling cypress cupboards. A small window overlooks the courtyard and double glazed and shuttered doors lead out onto the main courtyard.
- Lounge (4.50m x 5.00m)
Also accessed from the dining area, through double 3 metre high doors is the lounge. Also with high ceilings and two large windows opening onto the main courtyard at the front and a small raised patio area at the back. This is a lovely room. Cool in the summer and cosy in the winter with a traditional Cretan fireplace featuring a highly efficient glass fronted unit that adds character to the room.
- Master Bedroom (3.00m x 3.93)
The main bedroom leads off from here again with 3 metre double opening doors and two huge windows that open onto the garden areas. It has an air conditioning unit fitted. The room has a mezzanine area (1.50m x 3.93m) and a dressing area with en-suite bathroom.
- Guest Bedroom (3.30m x 3.60m)
The second bedroom is accessed through the entrance/dining hall through a small rear hallway and has double glazed and shuttered doors that lead out onto a small patio. The family bathroom is also situated in this area, together with a large cupboard with storage and the central heating controls and washing machine.
- Basement/Store Room (4.50m x 3.93m)
This very useful space is accessed from outside the house and is located directly under the master bedroom. It has power and light connections.
- Main Courtyard
One of the loveliest features of the farmhouse is the main courtyard that can be accessed via the kitchen or the lounge. It has a raised veranda, beautifully complimented by bougainvillea and pots of succulent plants and a covered area providing shade for a large locally made cypress table. With a variety of large and small pots and very productive ancient vines it provides ambience and a wonderful place to socialise.
- The Gardens
Mainly landscaped with the exception of a large area of ground that is covered in wild flowers. This area would be suitable for a variety of uses. Vines, olive trees or of course to provide additional accommodation. The whole property is surrounded by dry stone walls and is fenced. The area to the front of the house, accessed from the front courtyard is planted with a variety of fruit trees including, oranges, mulberry, bay, walnut, almond, pomegranate, pear, plum and peach and also has a sunken herb garden surrounding the ancient well. The second garden area is accessed from the main courtyard and is also planted with a variety of trees including mulberry, hibiscus, rubber, Indian Bead, Holm Oak, apricot, yucca, lemon, kumquat and fig. The gardens provide year round shade, colour and food. The automatic irrigation system ensures the gardens are maintained in pristine condition at all times.
All the windows and the majority of the doors are fitted with fly screens and shutters.
The white goods are included in the selling price. Some furniture may be available by negotiation.
In summary, this is a truly exceptional property that rarely comes on to the market. Its proximity to the lovely working village of Fres with bakery, kafenion and small assorted shops is enviable. With its traditional village square Fres has appeared regularly over the years in many Greek films and is a wonderful place to sit and meet up with locals. 20 minutes takes you from total seclusion to a variety of exceptional beaches at Kalives and Georgioupolis and another 10 to Chania and all it has to offer. Nearer home and directly from the house are a variety of walks through olive groves and to the mountains that are exceptional.
The selling price is exclusive of property transfer tax, legal expenses and agency fees.
